Yes. Cream City Commercial Services LLC carries $2 million in general liability coverage ($1 million per occurrence), plus workers’ compensation. Certificate of insurance available on request. We’ll send it with the audit booking confirmation.
By the job hour. Every walk-through captures the variables that drive the work: touchpoints, traffic, lobby load, restroom count, finish materials, time of day. The number depends on the building.
When you sign a contract, your rate is locked for 12 months. If costs go up for us, we eat them through year one. An annual escalator (3–5%) kicks in at the start of year two and is written into the contract.
We walk every new building, train the crew lead, and stand up the operating model. Two per quarter is the cap that protects the standard at every building we’ve already taken on.
The catch is the price. The rate reflects above market crew pay, owners on every contract, and documented work on every shift. We’re priced for property managers who value the standard over the lowest bid.
